Roof Leaks
Leaks can result from damaged shingles, flashing failures, roof penetrations, or ventilation issues. We locate and fix the root cause.
Missing or Damaged Shingles
Strong winds and aging shingles can expose your roof to water damage. We replace damaged shingles and secure weak areas.
Flashing Repairs
Damaged or improperly installed flashing around chimneys, walls, skylights, and vents is a major cause of leaks.
Ventilation Problems
Poor attic ventilation can lead to heat buildup, moisture, mold growth, and ice damming. We inspect and recommend proper solutions.
Flashing, usually metal, seals the joints where the roof meets something else: a wall, a chimney, a skylight, a valley or a plumbing pipe. Shingles shed water across the open roof. These joints are among the most common leak points.
Where flashing fails:
Signs of a flashing problem: a ceiling stain near a chimney or an outside wall, flashing that has lifted or pulled away, rust, or a thick bead of roofing caulk where a metal piece used to be. Caulk smeared over a failed part is a short-term patch. It dries out and cracks through freeze and thaw, and the leak comes back. The lasting repair is to lift the shingles around the joint, replace or reseat the flashing in the right order so each piece laps over the one below it, and seal the shingles back down.
Every vent and pipe that comes through the roof is a hole that must be sealed.
A leaking boot or vent is usually a small repair: the shingles above it are lifted, the old part comes out, and a new one goes in, sealed and lapped under the shingles above it as its maker specifies. If the leak has run for a long time, the roof deck around the hole may be soft, and that wood must be replaced as part of the repair. Vents also do a job inside the attic. If the attic gets damp or the roof grows big icicles, read about attic insulation and ventilation before a vent is simply swapped.
Water often does not come through the ceiling right under the hole in the roof. It can run along the roof deck, the rafters or the top of the insulation, sometimes several feet, before it drips. That is why a patch over the wet spot so often fails.
Not every leak means a new roof. A repair makes sense when the damage is in one place: a blown-off patch of shingles, one failed pipe boot, one flashing joint. A roof replacement makes more sense when the problems are spread out:
If the deck under a repair has rotted, the bad boards are cut out and replaced before new shingles go on. See roof plywood replacement for how that part of the job works.
Not every roof problem needs a new roof. Repairs on our 2026 jobs included:
If a roof is near the end of its life, a repair can cost more over time than a new roof. Our roof replacement page explains what a full re-roof includes.
Yes. Most repairs are local: a section of shingles, one flashing joint, one pipe boot or one vent. The repair is tied in to the shingles around it so water still runs off in the right order. A full roof replacement is the better answer when damage is spread across the roof, or when the shingles are too brittle to tie a repair into.
Fix the source early. A cracked pipe boot or a loose piece of flashing is a small job when it is caught first. The same leak left for a season can rot the roof deck, soak the insulation and stain the ceiling, and then all of that must be fixed too.
Often not exactly. Shingles fade with sun and weather, and colours change between batches and years. A repair on the back slope is rarely noticed. On the front of the house, ask to see the closest match before the work starts.
Not on its own. Caulk smeared over a failed part dries out and cracks through freeze and thaw. Sealant is part of a proper flashing or pipe boot repair, but it does not replace the failed part. A lasting repair replaces or reseats the flashing, the pipe boot or the shingles, so the roof sheds water without relying on caulk.
Check where and when the water shows up. Water during or right after rain points to the roof, though a window or a wall can leak in rain too. Water on a sunny winter day often comes from ice dams at the eaves or from frost in the attic melting. Water at the outside wall during a heavy rain can be an overflowing eavestrough, or water running behind it because the roof edge has no drip edge. If you are not sure, a roofer can check the attic and the roof together.
