When the Roof Goes On in a New Build

On a new home, the roof is one of the first trades after framing, because the house cannot be closed in until it is. A typical order is:

  1. Framing and roof sheathing. The trusses or rafters go up and the deck is sheathed. The roofer checks that the deck is flat, fastened and dry before anything goes on it.
  2. Dry-in. Drip edge, ice and water shield and underlayment go on first, so rain stays off the framing while the other trades work inside.
  3. Penetrations. Plumbing vent stacks, bathroom and kitchen exhausts and any chimney or skylight openings are best placed before the roof is finished, so each one is flashed into the roof as it goes on instead of cut in later.
  4. The finished roof. Shingles or metal panels, flashing, vents and ridge caps go on in order.

Telling the roofer early where the vent stacks and exhaust fans will come through saves holes cut into a new roof later.

What the Building Code Asks of a New Roof

Ontario’s building code calls for eave protection on most shingle roofs on houses: a layer under the shingles from the edge of the roof up the slope to at least 900 mm, and at least 300 mm past the inside face of the outside wall. The code allows a few materials for this layer; on new roofs it is usually a self-sealing membrane such as ice and water shield. The code exempts some roofs, such as very steep roofs, roofs over unheated garages and porches, and some low-slope installations. The eaves are the area where ice dams push water back under the shingles. The code also sets the minimum attic vent area, the deck thickness for the spacing of the framing, and the lowest slope each roofing material can be used on.

The code is the minimum. The shingle maker’s instructions add their own rules, such as the nailing pattern and where starter strips and hip and ridge caps go, and the maker’s warranty depends on following them.

Plan the Attic Ventilation Before the Roof Goes On

Ventilation is easiest to get right on a new home, before the roof is finished. Intake vents in the soffits and exhaust at or near the ridge work as a pair, and baffles keep the insulation from blocking the intake. Bathroom and kitchen fans must be ducted outside, not into the attic, or their moisture turns to frost on the underside of the deck. Shingles or Metal on a New Home

Both are good choices for a new home in Simcoe County:

  • Asphalt shingles cost less up front and suit almost any roof shape. A new home is the simplest place to install a full manufacturer system, with matched starter, underlayment, vents and ridge caps, because every part goes on new.
  • Metal roofing costs more up front, sheds snow well, handles wind well and lasts longer. A new build is a good time to choose it, because the roof can be designed for it from the start. See a standing seam metal roof for how that system works.

Whatever the choice, the decision is easier before the trusses are ordered: each material has a lowest slope it can be installed on, and a snow-shedding metal roof needs thought about where the snow lands, such as over doors, decks and walkways.

Warranties on a New Home Roof

If you buy a new home from a builder, Ontario’s new home warranty, administered by Tarion, also covers water getting in through the building envelope, which includes the roof, for the first two years. The homeowner makes the claim to Tarion and the builder, through Tarion’s MyHome portal, and the builder is responsible for the repair.

Yes. An addition, garage or detached building can get the same roofing as the house. Where a new roof meets an older one, the joint is flashed and tied in so water runs from one roof onto the other. Old shingles fade, so a new section may not match an older roof exactly.
