Shingle Roof Replacement Cost
A full roof replacement with asphalt shingles usually costs between $9,000 and $25,000.
The low end of that range is a simple roof: one layer of old shingles, sound wood underneath, a moderate pitch and few details. Gable roofs, with two slopes from end to end, and hip roofs cost less to do than roofs with many angles. The high end is a large, steep or cut-up roof with several valleys and dormers, two layers to tear off, or plywood that has to be replaced.

A metal roof averages between $30,000 and $80,000. The same things move the price as on a shingle roof: the size and shape of the roof, the pitch, the details and what is under the old roofing.
A metal roof costs more than shingles up front. If you are deciding between the two, ask whether both can be quoted for your roof, so you compare the same roof.
What Makes a Roof Cost More
Every roof is priced on its own. These are the things that move the number most:
- The shape of the roof. Gable and hip roofs are cheaper. A cut-up roof with several valleys and dormers uses more material and takes longer.
- The pitch. A steep roof is slower to work on and needs more safety equipment.
- Layers to remove. Two old layers of shingles take longer to tear off than one.
- The wood under the shingles. Soft or rotten plywood found after tear-off is replaced before the new roof goes on. See roof plywood replacement.
- Flashings and skylights. Chimneys, skylights, walls and valleys each need flashing and time.
- Upgraded materials and ventilation. A higher shingle line or added ventilation products raise the price. Good attic ventilation helps protect the new roof.
Can the Price Change After the Old Roof Comes Off?
Sometimes. Some rot only shows once the old shingles and underlayment are off. If we find soft plywood, it is replaced before the new roof goes on, because new shingles on rotten wood do not last.
