What We Check

When the roof is safe to walk on, we check it from the roof, not from the driveway. A roof can look fine from the ground and still have soft decking, failed flashing or a leak that has not reached a ceiling yet. On a typical inspection we look at:

• Shingles. Curling, cracking, lifted tabs, missing shingles and granule loss. On a metal roof, the panels, seams and fasteners.
• Flashing. The metal around chimneys, skylights, walls and valleys, where many leaks start.
• Vents and pipe boots. Cracked rubber boots and loose vents are small parts that let in a lot of water.
• The roof deck. Soft or spongy spots that can point to rotten decking under the shingles.
• The eaves. Signs of ice dams, worn starter shingles and water marks on the fascia.
• Roof vents. Whether the roof has enough venting, as far as we can see from the roof. Poor ventilation can shorten the life of shingles and can feed ice dams in the winter.

If you have a stain on a ceiling, tell us where it is. Water often travels along the deck or the rafters before it drips, so the leak is not always above the stain.

When to Book a Roof Inspection

• After a storm with high wind or hail, even if nothing looks wrong from the ground.
• When a ceiling has a stain or a soft spot.
• When shingles are curling, cracked or showing bare patches.
• Before you buy or sell a house.
• After a winter with ice at the eaves. Ice dams often point to heat loss from the house, and attic insulation and ventilation is often part of the fix.
• When you are deciding between shingles and a metal roof.

Repair, Replace or Wait

If the damage is in one place and the rest of the roof is sound, a roof repair is usually the right answer. If the shingles are worn across the roof, or it keeps leaking in new places, a roof replacement may cost less over time than repair after repair. If we find soft plywood, we tell you, and roof plywood replacement goes into the quote. Some rot only shows once the old shingles are off, and we tell you then too, before the new roof goes on.

If the roof is fine, we say so.

How long does a roof inspection take?

Most visits take less than an hour. We check the roof, then talk you through what we found on the spot. The written quote follows if work is needed.

Can you inspect a roof in the winter?

Yes. We work through the winter. Snow on the roof hides the shingles, so some checks wait until the roof is clear, and we tell you which ones.

Will you tell me to replace the whole roof?

Only when the roof needs it. When a repair will do the job, we quote the repair, and we show you the photos that back up the call either way.

Do you inspect metal roofs?

Yes. We install and repair metal roofs, so we inspect them too. Tell us the roof is metal when you book.
